What to watch for
Where each roof type fails
Architectural shingle
The usual roof on newer homes. Granules washing into the gutters, edges curling up and tabs lifted by wind are the signs it's wearing out.
Concrete and clay tile
The tiles outlast most houses; the underlayment under them doesn't. A cracked or slipped tile lets rain reach it years early.
Standing seam metal
Sheds wind and rain well for a long time. The screws, sealant and flashing are the parts that need a look every few years.
Low-slope sections
Porches, additions and carports often sit almost flat. Water stands on them longer, so seams and edges fail first.
Free roof inspection
Ask for an inspection
A few lines about the roof is plenty. We'll call to settle on a day, look over every slope and the attic, then send you the photos with a written price.
- Every limb that hangs over the roof looked at on the inspection
- Old plank decking checked and re-nailed, never buried under new shingles
- A written price, line by line, before anything is signed
