From start to finish

How a re-roof goes, day by day

No guessing about what happens when. This is the order a re-roof follows, from the permit to the last folder of papers.

  1. Before the crew arrives

The permit is filed, the materials are delivered and the dumpster goes where you agreed. The estimator calls the day before with the start time and the forecast.

  2. First day

Tarps go over the beds and shrubs and the tear-off starts. Every board of the deck is checked, soft ones are shown to you and replaced at the price on the estimate, and every slope stripped that day is dried in before the crew leaves.

  3. Middle days

Underlayment, drip edge and new flashing at the walls, chimney and valleys, then the shingles or metal panels. Vents go in where the attic needs them.

  4. Last day

Ridge caps and vents finish the roof. The gutters are cleared of debris, the yard and driveway get a magnet sweep, and you walk the job with the estimator.

  5. After the job

The final inspection is booked and passed, then you get one folder with the closed permit, the photos of every slope and the warranty papers.

A word before you call

Sample letter

Most of the roofs we look at sit on houses older than the people who live in them. They have board decking, a chimney or two, a porch somebody added later and a tree that has grown a long way since the house went up. A roof like that deserves someone who will slow down and look.

So we keep the work simple. The person who inspects your roof writes the price, and the price lists every part of the job, including what a rotten board costs before anyone knows how many there are. If the roof has years left, we say so. If it doesn't, you see the photos that show why.

We would rather lose a job by being honest about it than win one by leaving something out. That's the whole of our approach, and every page of this site is written the same way.

Crew re-roofing a large brick home

About us

How Fairhaven Roofing works

One estimator sees your roof from the first visit to the last walk-round. What they find goes in writing with photos, and nothing gets added to the price once you've agreed to it.

  • Every limb that hangs over the roof looked at on the inspection
  • Old plank decking checked and re-nailed, never buried under new shingles
  • A written price, line by line, before anything is signed

Insurance claims

A clear record for your insurer

Your claim belongs to you and your insurance company. What we provide is the evidence of what happened to the roof, and when the adjuster visits we can meet them at the house and walk the roof together.

  1. Dated photographs

Each slope, the attic and every place the weather got in, taken on the day of the visit and sent to you as one set.

  2. A written account

What failed, where it is and what is likely to follow if it is left, set down so that someone who never saw the roof can follow it.

  3. An itemized price

The repair broken into its parts, from the tear-off and decking to the flashing and the permit, each with its own figure.

Left to you and your insurer: what your policy covers, any bargaining over the settlement, and your deductible, which we never waive, rebate or pay.

After a storm

Wind or a fallen limb? Have the roof looked over

Damage after a storm is often out of sight: a lifted shingle edge, a cracked rafter under sound-looking decking, flashing loosened at a wall. Finding it before the next rain keeps a repair small, and a dated record helps if you decide to claim.

What to look for from the ground

  • A limb lying on the roof, or a broken one hanging over it
  • Tabs, ridge caps or flashing lying in the yard
  • A vent pipe or a gutter pulled out of line
  • A damp patch on a ceiling, or a musty smell in the attic
  • Daylight where the attic should be dark

Valleys were packed with pine needles and water was backing up under the shingles. They cleaned it out, replaced the damaged section and showed us how to keep it clear.

Our house still had its original board decking. They showed us every soft board on the tear-off day and the replacement cost was exactly what the quote said per board.

A pecan limb went through the porch roof in a thunderstorm. They had it covered that evening and the framing repaired before the weekend.

Their photo report showed which slopes were damaged and which were fine. Our adjuster went through it page by page and didn't need to send anyone else up.

The leak by the chimney had been patched with tar three or four times by other people. These folks pulled it all off and rebuilt the flashing properly. Dry since.

Questions

Questions we're often asked

  • My house is older. Is the roof deck likely to need work?

Often some of it does. Many older homes around Tallahassee have board decking rather than plywood, and boards near the eaves, valleys and chimney are where rot tends to show up. We can't see under the shingles until the tear-off, so the quote lists a per-board and per-sheet price and we show you every piece before it's replaced.

  • Should I cut back the trees before a new roof goes on?

It helps. Limbs that rub or hang low over the roof wear shingles, fill the valleys and drop onto the house in a storm. We point out the ones that matter on the inspection. The trimming itself is a job for a tree service, and we're happy to work around their schedule.

  • Do you install metal roofs?

Yes, standing seam and screw-down metal as well as architectural shingle. Metal suits a lot of homes around Quincy and the rural parts of Leon and Wakulla counties, and we'll give you an honest comparison of the two for your house.

  • What happens if a storm damages my roof?

Call us. If water is getting in, we tarp the opening first and photograph the damage before it's covered. Then you get a written report and a repair price you can send to your insurer if you decide to file a claim.

  • Do I need a permit for a re-roof?

Yes. A re-roof needs a permit from the city or county building department that covers your address, and a Tallahassee mailing address can fall under either the city or Leon County. We pull it, book the inspections and give you the paperwork when the job closes.
